A Buyer's Market in Boone and Blowing Rock North Carolina?

The town of Boone, North Carolina is currently experiencing an upsurge in their local real estate market.

According to the High Country Association of Realtors, real estate sales in the area almost surpassed $100 million during the first quarter of 2017. Of course, as demand increases so does the median home price, which is now hovering at a very affordable $206,000.

 

But, with so many U.S. cities to choose from, both large and small, why would someone choose Boone, North Carolina?

 

For those who prefer a small, rural locale nestled in a beautiful mountain landscape, Boone’s  population is a mere 18,000. Located in the Blue Ridge Mountains, Boone residents enjoy mild summer temperatures with the average high being just below 80 degrees.  While almost everywhere else in the U.S. hits temperatures in the 90s -- or above -- it’s little wonder that Boone attracts home buyers who seek a second home during the hottest temperatures of the year.

 

If you’re a ski aficionado, you won’t be disappointed. Boone has three local ski resorts for your winter time enjoyment: Appalachian Ski Mountain, Beech Mountain Resort, and Sugar Mountain Resort. Snowboarding, snow tubing, and ice skating are only a few of the snow-bound activities offered during the ski season. However, during the spring and summer months, everything from Eco Tours to golfing in the lush natural setting is available to keep the locals active. Nature trails, spas, and antique malls are also year around Boone attractions for all age groups and interest levels.

Appalachian State University draws in the younger generations, which tilts the average age of the local population in favor of the 18 to 24-year-old crowd. This may be a contributing to factor to why the median household income in Boone is $13,608.  

 

Should a smaller town be more appealing, then Blowing Rock is a great option. With a median age of 51 and a population of just under 1,300, Blowing Rock boasts the same breathtaking views as it too is located in the Blue Ridge Mountains. A mere 16 minutes from Boone, the median home price for Blowing Rock real estate is higher than its neighboring towns and currently sits at just under $400,000 for a three bedroom home. But, the median income of Blowing Rock residents is also higher at $49,438 while sharing Boone’s unemployment rate of 5%.

 

As of the summer of 2016, the Blowing Rock Civic Association considers the area to be a buyer’s market. So, there is room for negotiation if you find the perfect residence. Similar to Boone, Blowing Rock has ample hiking, nature trails, and family friendly skiing or snowboarding activities through the late spring time season. Given the natural amenities, home buyer’s market, and the easy commute to Boone, Blowing Rock is an excellent choice for those who want a tranquil residential environment.
