Atlanta Real Estate Market Heats Up

Atlanta is one of the most popular cities in the Southeast to visit and for very good reason.

When you combine top attractions like Centennial Olympic Park, the Georgia Aquarium and behind the scenes tours of CNN headquarters with nearly every major league sports team you can imagine, mild temperatures and southern charm, Atlanta has plenty to offer.

More than a tourist destination though, Atlanta also boasts one of the hottest housing markets in the country right now.

When it comes to real estate, it really is hot in the “ATL.”

Both home sales and home prices have been climbing in the greater Atlanta metropolitan area since 2012. “We’ve seen property values and appreciation increase approximately 6% over last year in most of the 11 counties that make up metro Atlanta,” said luxury homes marketing pro and Realtor, Ron Tissier of Chapman Hall Premier Realtors in Atlanta.  “Because of extremely low inventory, a good or the best deal can be hard to find, which translates into multiple offers, bidding wars and a very good opportunity for a seller’s bottom line.”

While this may be partially attributed to some of what is listed above, rising prices likely have more to do with the city’s hot job market. In 2016, Forbes ranked Atlanta #9 on their Best Places for Business and Careers list. The city is home to some of the country’s largest companies including Delta Airlines, Coca-Cola, UPS, Home Depot and others. The area is also increasingly popular with technology start-ups, not to mention the film and television industries.

While Atlanta can be considered a sellers’ market at times, buyers continue to appreciate the affordability here. “Compared to other equally-sized metropolitans, Atlanta offers a significant bang for your buck,” said Tissier. One of the most desirable neighborhoods is Buckhead and other communities inside the Perimeter of I-285.

Buckhead-Atlanta or the ‘Beverly Hills of the South’ as it has become known, is an affluent area that combines both old money and new money ‘movers and shakers.’ Celebrities, entertainers and professional athletes call the area home and The Shops of Buckhead are a landmark attraction, offering designer retail stores, locally-owned high end boutiques and fine dining.

But of course the prosperous South can be found in other areas of Atlanta as well. Brookhaven, Sandy Springs, and Vinings are other areas where anticipated appreciation will be to any buyer’s delight.
